Bradford city centre is in the middle of a major change of use. Older retail blocks are being cleared for housing and public space, venues are reopening, and buildings are often empty for months between the last tenant leaving and demolition or refurbishment. That makes vacant property security and construction-phase protection as relevant here as conventional guarding.

South of the centre, the M606 estates carry manufacturing and distribution with very different needs. We scope each Bradford site on its own risks.
The Bradford commercial landscape
Bradford City Village is Bradford Council’s plan, with development partner ECF (a partnership of Homes England, Legal & General and Muse), to create a new city-centre neighbourhood of around 900 to 1,000 homes. It sits on the council-owned Oastler, Kirkgate and Chain Street sites north of Centenary Square, and the West Yorkshire Combined Authority approved in-principle funding in April 2025. The combined authority also lists wider city-centre schemes, including pedestrianisation, One City Park and the Bradford Live venue, and a proposed Southern Gateway through-station.
Bradford was UK City of Culture 2025, which brought a year of events across the district. To the south-east, the Euroway Trading Estate sits on both sides of junction 2 of the M606, which links to the M62. Bradford Council’s local plan supports further employment land around Euroway and Staithgate Lane.
Local security requirements
Bradford briefs often turn on the following:
- Empty-building risk. Vacant commercial buildings attract trespass, metal theft and fly-tipping, and insurers often set conditions on inspection frequency. Check your policy wording before agreeing a visit schedule. Our inspections can then be matched to it.
- Moving from vacancy to construction. When demolition contractors take possession, responsibility for security usually changes hands. Agree in writing who holds the keys, the alarm codes and the risk on each date.
- Public realm works. Pedestrianisation and street works change routes through the centre. Patrol routes and CCTV tower positions may need to change as works progress.
- Out-of-town industrial units. Where Euroway units close at night, keyholding with alarm response means staff need not attend alone. Seccuro officers can attend alongside your own keyholder if you prefer, which reflects HSE guidance on lone working.
How we mobilise and manage contracts here
Seccuro has no Bradford office. Officers are briefed on each site before the first visit or shift. For vacant property portfolios, we agree an inspection schedule, report template and escalation contacts at the outset. For guarding and construction contracts, we start with a survey and assignment instructions. Response arrangements are agreed for each site rather than promised as a standard.
Questions
How often should a vacant building in Bradford be inspected?
That depends on your insurer’s conditions, the building’s condition and the risk of break-ins. Many policies set a minimum frequency. We match inspections to your policy and increase them after any incident. Each inspection records entry points, damage, utilities and any signs of occupation.
Can you secure a building from vacancy through to demolition?
Yes. Seccuro can cover the vacant period with inspections, alarm response and CCTV towers, then switch to construction-site security when contractors take possession. We agree the handover date, key control and responsibilities in writing so there is no gap in cover.
Do you provide keyholding for units on the Euroway Trading Estate?
Yes. Keyholding with 24/7 alarm response is available to Euroway occupiers as part of our UK-wide coverage. Officers attend activations, check the premises and file an incident report. If needed, we coordinate emergency remedial repairs through approved contractors.
