Security Services for Managing Agents and Property Managers
Managing agents look after buildings they do not own, on behalf of clients who expect clear costs and quick answers.

Security for property management covers the services a managing agent arranges on behalf of building owners, freeholders or residents’ management companies. It typically includes keyholding and alarm response, mobile patrols of estates and car parks, lock and unlock, concierge-style guarding, and inspections of vacant units between lettings.
The detail

Built around the managing agent’s role
A property manager may have dozens of buildings, each with different owners, budgets and sign-off routes. Security has to be easy to instruct, easy to explain to clients and easy to evidence. We set each building up with its own assignment instructions, escalation contacts and reporting, so you can answer a client or resident query without chasing anyone.
Seccuro’s copy names residential and commercial environments among those it serves, and we work across both, from apartment blocks and gated developments to business parks and retail parades.
Out-of-hours response that protects your team
Without a keyholding provider, out-of-hours alarm activations, door faults and break-ins usually land on a property manager’s mobile. Our keyholding officers hold keys securely, attend 24/7, secure the building and coordinate emergency remedial repairs through approved contractors. If you prefer, they attend alongside your own keyholder, reducing lone-working risk in line with HSE guidance.
Estates, car parks and anti-social behaviour
Bin stores, car parks, underground garages and communal entrances attract rough sleeping, drug use, fly-tipping and vehicle crime. Mobile patrols at varied times provide a visible deterrent and a record of what was found, supporting conversations with the police, local authority and residents.
What we need to know to scope the site
When onboarding a building we typically confirm:
- The client or owner and who approves security spend.
- Key and fob inventory, alarm codes and plant room access.
- Escalation contacts by hour and day.
- Patrol areas, frequencies and specific concerns.
- Approved contractors for out-of-hours repairs.
Deployment options
- Response-only: Keyholding and alarm response with no scheduled visits.
- Patrol and response: Scheduled mobile patrols plus keyholding.
- On-site officers: Concierge-style or static guarding for larger developments.
Compliance considerations
Officers carrying out guarding or keyholding hold the relevant SIA front-line licence. CCTV in communal areas must follow UK GDPR and the ICO’s video surveillance guidance. In England and Wales, squatting in a residential building is a criminal offence under section 144 of the Legal Aid, Sentencing and Punishment of Offenders Act 2012; commercial premises are treated differently, so early detection matters.
Security technology
Mobile patrols use marked vehicles with satellite tracking and wearable digital patrol recording. Remote monitoring is available for communal areas and car parks.
Reporting
Each patrol produces a digital report, and every alarm activation is followed by an incident report. Reports are kept by building, so you can forward them to clients, residents’ management companies or insurers.
Questions
Can we instruct services building by building?
Yes. Each building can be costed separately for the relevant client or service charge budget. You can add buildings as you take on new instructions and remove them when management changes, subject to the notice periods agreed in your contract.
Do you cover residential blocks?
Yes. Typical services for blocks include patrols of communal areas and car parks, keyholding for plant rooms and alarm response. Officers work to instructions agreed with you, including how to interact with residents and visitors.
What happens if a repair is needed out of hours?
Officers secure the building as far as they safely can, following your instructions. Where a door or window cannot be secured, temporary guarding can be arranged until the repair is complete and the building is secure.
How do you deal with anti-social behaviour?
Officers provide a visible deterrent, ask people to leave private areas where it is safe to do so, and record what they see. They are not police officers and do not have special powers. Reports help you work with the police and local authority. Case studies are available on request.
