Security Services for Facilities Management Contracts
Seccuro works with total and integrated FM providers and in-house facilities teams as a security delivery partner, providing guarding, patrols and response to agreed SLAs, with one accountable point of contact.

Facilities management security is the security element of a soft-services FM contract. It can be self-delivered by the FM provider or subcontracted to a specialist security company, which supplies licensed officers, supervision, response services and reporting against the service levels and KPIs set in the client contract.
The detail

Working inside TFM and IFM contracts
In total facilities management (TFM) and integrated facilities management (IFM) contracts, security sits alongside cleaning, maintenance, waste and front-of-house services. The FM provider is accountable to the end client, so the security partner has to fit its reporting structure, contract terms and client relationship rather than run a separate service.
We work either as a subcontracted security partner to an FM provider or directly for an in-house facilities team. In both cases we agree flow-down terms, service levels and reporting formats at the start, and our account management stays behind the scenes unless you ask us to attend client meetings.
SLAs, KPIs and helpdesk integration
Security KPIs should measure things the client cares about and that can be evidenced. Typical measures include shift fill rate, patrols completed against schedule, alarm attendance against agreed response times, incident report submission times and assignment-instruction compliance found on supervisory visits. We help draft measures that are realistic and auditable.
Officers raise building faults they find on patrol, such as failed lighting, faulty door closers or leaks, through your helpdesk or CAFM process, so security patrols add value to the wider FM service.
Mobilisation and TUPE considerations
When a security service moves from one provider to another, the Transfer of Undertakings (Protection of Employment) Regulations 2006 (TUPE) may apply as a service provision change, transferring the officers assigned to the contract. That affects mobilisation planning, pay rates and pricing. We plan TUPE transfers with the outgoing provider and client, including employee liability information, consultation and site-specific training. Pricing should also reflect statutory pay changes such as the National Living Wage, which rose to £12.71 an hour for workers aged 21 and over from 1 April 2026.
What we need to know to scope the site
FM providers usually need from a security partner:
- Flow-down of head contract terms, insurances and data protection obligations.
- KPI definitions and a reporting calendar aligned to client reviews.
- Fault reporting into the helpdesk or CAFM system.
- Supervision and contingency arrangements for absence.
- Mobilisation and TUPE plans with clear responsibilities.
Deployment options
- Embedded site teams: Officers dedicated to a client site, reporting to the FM site manager.
- Portfolio response: Patrols, keyholding and alarm response covering multiple client sites.
- Mixed model: Guarding at major sites and response services at smaller ones, under one contract.
Compliance considerations
Officers carrying out licensable activities hold the relevant SIA front-line licence. Many FM tenders ask about BS 7858 security screening and BS 7499 for guarding; we can explain how we work, but we do not claim certification to those standards. See accreditations for our verified status.
Security technology
Mobile patrols use marked vehicles with satellite tracking and wearable digital patrol recording. Remote CCTV monitoring is available with 24-hour control room support.
Reporting
We agree a monthly KPI pack covering shifts, patrols, alarm attendances, incidents and faults raised. Patrol visits produce a digital report and every alarm activation produces an incident report, so data is available for your own client reporting.
Questions
Can Seccuro work as a subcontractor to our FM company?
Yes. We can operate as a security delivery partner within a TFM or IFM contract, under flow-down terms that match your head contract. Reporting is provided in your format and to your calendar, so you remain the client’s single point of accountability and the security service reads as part of your wider FM delivery.
Does TUPE apply when security changes provider?
It often does, as explained above. Each case depends on its facts, and you should take legal advice.
What KPIs do you report against?
The measures set out above are typical. We agree definitions and evidence sources before mobilisation, so the figures can be relied on in your client reviews.
How do you cover absence and short-notice requests?
Contingency arrangements are agreed for each contract, including relief officers familiar with the site where possible. Seccuro also offers rapid deployment for short-notice cover. Timescales are agreed with you rather than promised in advance, because they depend on location and requirements. Case studies are available on request.
